These Terms explain what you’re purchasing when you reserve an investor deal, and the rules around fees, exclusivity, and our replacement policy. They also cover website use, accuracy of information, and important disclaimers. Please read them carefully before using this website or paying any fees. RegentHaus (“we”, “us”, “our”) is a property investment business. We research and underwrite buy-to-let opportunities for our own portfolio and, when we’re not funding a qualifying purchase ourselves, we may make that opportunity available to approved investors via our reservation process. We are not estate agents and we are not regulated financial advisers.
By using this website, submitting an enquiry, joining deal alerts, requesting deal packs, or paying any fees, you confirm you have read, understood, and agree to these Terms.
All information provided by RegentHaus (including deal packs, models, projections and commentary) is for information only. We are not authorised to provide financial advice. You must obtain independent advice where appropriate, including mortgage, legal, tax and survey advice. Any figures shown are illustrative and outcomes may change.
Depending on your enquiry, RegentHaus may provide:
Access to investor opportunities (CORE and/or PRIME+) via a structured deal pack and reservation process
Optional introductions and coordination support via the Deal Progression Pack
Direct purchase discussions for sellers where a property fits our criteria
RegentHaus is not responsible for lender decisions, survey outcomes, solicitor progress, or property performance.
To progress investor deals, we may require identity and funding readiness checks, including photo ID and proof of funds (and where relevant proof of address or mortgage Agreement in Principle). These checks help secure offers with agents/vendors and reduce wasted time. You agree to provide accurate information.
CORE and PRIME+ are different performance tiers of the same buy-to-let strategy and buy box. PRIME+ deals meet a higher performance band and may include additional pack depth and “qualifier” notes. Tier criteria and targets may be updated over time.
Fees are as displayed on our website or confirmed in writing.
All fees are payable in GBP and may be subject to change. Any change will not affect a deal already reserved and confirmed in writing.
When you reserve a deal, you are paying for exclusivity and access to that specific opportunity.
Reservation process:
Reservation payment: 50% of the deal fee is payable upfront to reserve and begin exclusivity.
Exclusivity begins: once payment is received, the deal is removed from circulation and not offered to other investors.
Offer progression: we submit and progress the offer with the agent/vendor.
Offer accepted: when we receive confirmation the offer is accepted by the vendor, the remaining 50% of the deal fee is due within 24 hours.
Completion of purchase: you proceed as the buyer through your solicitor/survey/lender to exchange and completion.
Because reservation payment secures exclusivity and commits RegentHaus resources, fees are generally non-refundable once a deal is reserved, except where required by law or explicitly agreed in writing.
If you withdraw for any reason (including change of mind, finance issues, survey outcomes, solicitor advice, or personal circumstances), RegentHaus is not obliged to refund fees or provide a replacement deal.
If the vendor withdraws from the sale after an offer is agreed (and this is outside your control), RegentHaus will provide a like-for-like or better replacement opportunity within 5 days of notice, subject to availability.
This policy does not apply if:
you withdraw for any reason
withdrawal is caused by your delay/non-performance (e.g., failure to provide required documents or pay fees on time)
the deal cannot proceed due to your lender decline or your solicitor/survey findings
We compile deal packs using evidence and reasonable assumptions at the time, but we do not guarantee accuracy or outcomes. You are responsible for completing your own due diligence, including:
surveys and inspections
independent rental verification
solicitor title checks and searches
mortgage advice and underwriting
tax/structure advice
If purchased, the Deal Progression Pack may include introductions to third parties (e.g., solicitors, brokers, letting agents, contractors) and coordination support. You acknowledge:
third parties are independent and you contract with them directly
RegentHaus does not control their performance, timelines or fees
refurb works are paid by the investor and contracted directly with the contractor
the Progression Pack fee is payable on exchange (unless agreed otherwise in writing)
Where sellers contact RegentHaus, any valuation guidance is indicative and not a formal survey valuation. Any offer is subject to our internal criteria and satisfactory checks. Timescales depend on legal readiness, title, occupancy status and (where relevant) lender timelines.

To the maximum extent permitted by law:
RegentHaus is not liable for any loss arising from investment performance, market changes, lender decisions, voids, repairs, interest rate movements, or third-party actions (agents, vendors, solicitors, brokers, surveyors, contractors).
Our total liability in connection with an investor deal is limited to the fees you paid to RegentHaus for that deal, except where liability cannot be limited by law (e.g., fraud).
All content on this website (text, branding, templates, deal pack structure) is owned by RegentHaus or licensed to us. You may not copy, reproduce, distribute or use our materials for commercial purposes without written permission.
Deal packs and deal information provided to you are confidential and intended for your personal evaluation only. You agree not to share, publish or distribute the pack or any part of it without our prior written consent.
Our handling of personal data is governed by our Privacy Policy.
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
We may update these Terms from time to time. The latest version will always be posted on this page with an updated effective date.
